In addition to Walmart, Kohl’s, Target, Walgreen’s Ross Dress for Less, Saba’s Western Store, Verizon, One Stop Nutrition, Cost Plus, Famous Footwear, Scrubs Medical Clothing, The Mattress Firm, Bed Bath and Beyond, There is no shortage of the finest retailers in San Tan Valley AZ and those that are coming to San Tan Valley. These savvy retailers are unto the growth that is taking place in San Tan Valley and all of the un-tapped potential. New businesses and restaurants are on their way to Queen Creek and San Tan Valley.
When commercial developers go on a building binge, they know that there will be the population to follow and with increased population comes increases in home values. Developers count “roof tops” and there are a lot of “roof tops” planned for San Tan Valley. For an investor this should be a red flag to buy, even for a home owner because of the future equity. And sellers have been acquiring equity all year and it is set in stone now to increase. Follow the developer and there you will find the money. One of my teammates was a retail developer and he said that many companies would follow McDonald’s around because they spent millions of dollars on market research. So these retailers let McDonald’s do the market research and then built around them. I say let the developers and national credit retailers do your market research and then buy in the area! I have long held that the IRR on investment homes over a three year period for the San Tan Valley real estate is about 24%. This for me has been a bellwether sign that San Tan Valley is on the verge of becoming the next Gilbert in that the growth is going to bring big things. Look At These National Credit Retailers and Businesses On Their Way To San Tan Valley AZ
The most recent eatery is Freddy’s Frozen Custard and Steakburgers, which opened in the Skyline Marketplace, 1746 W. Hunt Highway in San Tan Valley. Freddy’s Frozen Custard is about as close as you can get to a Steak & Shake if you are from the Midwest and it is a fine establishment for some of the worlds best comfort food.
The Skyline Marketplace at Gary Road and Hunt Highway also will be the home of a new Dunkin’ Donuts store. San Tan Valley also is home to a new Firehouse Subs. The store at 1735 W. Hunt Highway celebrated its grand opening with a ribbon-cutting event Oct. 21, according to a press release. The store offers hot and cold sandwiches, salads and other specialty items. The Firehouse Subs in Gilbert and Chandler have been smashing successes and have a bit of a lively atmosphere unlike the other sub shops. There always seems to be something happening inside these stores?
Maya Cinemas plans to break ground in early 2014 at Hunt Highway and Gary Road, just east of Wal-mart, on a 59,000-square-foot, 14-screen movie theater and several restaurants, Mr. Willis, who represents Los Angeles-based Maya Cinemas, said during a phone interview Nov. 12. He said he expected the $24 million complex to hire 250 people; another 250 people will be employed during its construction. Like the Maya Cinemas complex in San Tan Valley, the Harkins Theaters project in Queen Creek could drive new business to downtown Queen Creek, said Doreen Cott, economic development director for the town of Queen Creek. Harkins plans to break ground in January 2015.
The marketplace is seeing a lot of new openings, according to Denise Hart, vice president of marketing for Vestar, the company that owns and operates the shopping center. Smashburger opened its 2,200-square-foot store Aug. 21, creating 30 new jobs in Queen Creek, Ms. Hart said in an e-mailed response to questions. It offers hamburgers, chicken sandwiches, veggie burgers, salads and shakes. The Smashburger in Tempe is small quaint and always busy and more good old fashioned comfort food. Boy I hope we see some health clubs show up on the list of businesses coming to San Tan Valley.
Geno’s Giant Slice pizza shop is expected to open its 1,773-square-foot store Monday, Nov. 18, in the marketplace. IN-N-Out Burger might begin construction in the marketplace though nothing has been nailed down just yet. In addition, representatives from Aaron’s Rent to Own, Oregano’s Pizza Bistro and a drive-through car wash have expressed interest in sites in the downtown area, but no plans have been formalized.
