Regarding the sales in Fulton Ranch they are a bit difficult to go off of averages because the sub-communities within the Ranch are unique and have very different price points. But as a Chandler Realtor I make it my business to keep a close eye on the statistics for the cities in the Valley and subdivisions that I specialize in viz. Fulton Ranch. During all of 2013 through February of 2014 there were 27 sales in Fulton Ranch. The average list price was $415,643 and the average sales price was $405,257. Based on an average 2,565 s.f. home this represents a sales price of $158 per s.f. with an average days on market of 64 days. During March 2014 there were 4 sales in Fulton Ranch with an average list price of $254,825 and an average sales price of $248,000. These were based on an average home of 1,831 square feet in size thus reflecting a per s.f. price of $136.18. These prices reflect a 13% drop on value over last year which is commensurate with the Valley in total. The good news is that the first two months of 2014 were awful with an average of 5,000 sales; however, in March there were 6,700 sales or a 30% increase. While inventory has remained steady prices haven’t dropped and most leading indicators seem to lead us to believe that we have hit rock bottom and prices are on their way back up.
