Your swimming pool will usually run you with cleaning, chemicals and maintenance including electricity about $200 a month, And your AC unit will seldom reach its expected life so you need to budget some deferred maintenance for a $7,000 unit every eight to ten years.
Next we have roofs. Asphalt shingle roofs last about 12 years and will run about $8,000 and last eight to ten years and even tile roofs wear out. But with tile roofs that last 30 years when they crack you had better make sure you can find the same tile.A friend of mine had a tile roof that was 20 years old and a few tiles cracked; he thought it was no big deal except when he found out that they stopped making that tile style on his roof. So he had to have the entire roof replaced. Buy some extra tiles after you move in to save yourself the cost of a total roof replacement.
And finally all of the new subdivisions in Chandler and the Valley have at least 1 and often 2 home owner’s associations. In the nicer communities it is not uncommon to see over $120 a month for these fees and in Arizona the HOA has as much legal authority as the city.
