A little history on Gold Canyon AZ: In 2000 there were about 6,000 persons living in Gold Canyon AZ and in 2010 there where over 10,000. I would estimate that number to be closer to 15,000 since the going was tough in the early days due to market conditions and the size of the Valley. Back in the 2,000 Phoenix was still a rather small and tight community and the homes for sale in Gold Canyon AZ seemed to take forever to get to. But since 2010 we have seen quite a bit of growth in San Tan Valley, Florence, South Chandler and Gilbert and Maricopa. So the days of not having to drive more than 15 miles to get anywhere in the metro Phoenix area are long gone! But Gold Canyon despite its growth has still stood strong on the CC&R’s disallowing street lights and other forms of light pollution which makes this area excellent for star-gazing and keeps the wilderness close in to the area. Gold Canyon Today 2014 – Demographics and Homes of Gold Canyon Real Estate
There is an estimated 10,159 residents of Gold Canyon AZ. The average number per household is 2 (no surprise) with about 4,900 homes in Gold Canyon AZ. Gold Canyon is a growing community but does not have the urban hustle and bustle that most cities try to achieve. Gold Canyon is more of a “Tucson” in the sense that it wants some distance from the city life. Most are attracted to Gold Canyon for the serenity of the clean air, mountain views, proximity to the wilderness and starry nights. Just like in Tucson, Gold Canyon has strict rules regarding street lights and how much light your outdoor lighting can emit. This is done to preserve the beautiful nights where one can sit in the backyard and see the Milky way, star gaze, and to avoid the invitation of the loud noise and light pollution common to our suburbs. This is the setting that draws so many to the area and the demand is growing and growing, so this moratorium on these issues by no means negatively affects property values. In fact Gold Canyon Real Estate is often one of the more stable markets because the residents typically are a bit older and pay all cash or with a substantial down payment, thus they can withstand any market downturn which is usually only on a national level (which we just went through).
