It Should Come As No Surprise That Chandler Homes For Sale Do Better Than The Rest of The Valley
As a Chandler real estate agent I make it my job to do a thorough analysis of the various cities and sub-markets that I list and sell homes. I focus on Chandler homes, Gilbert homes, San Tan Valley homes, Gold Canyon homes, and most of the Southeast Valley of Phoenix. I also sell a lot of homes in Power Ranch, Clemente Ranch, Ocotillo and Seville. The prognosticators came out at the start of 2014 and made the following comment “If you like bad news, this is the seminar to be attending” because they thought that 2014 was going to be a catastrophe for real estate in Phoenix. Granted that sales in terms of units sold is down 10%, I hardly consider this a catastrophic. In fact inventory has held steady at about 27,000 units and the average sales price has increased from $230,000 to $260,000 which is a 13% increase; and Chandler has out performed the Valley averages as it almost always does! I believe these prognosticators have determined to call a 10% summer slowdown a “slump” to wipe some egg of their faces, but the Valley is doing quite well and if we were in a true slump, inventory would be increasing, prices declining and we just don’t see this. All we are experiencing is a slow down in units sold and this could very well due to the new home builders taking a 10% bite out of the market!
Chandler Real Estate Trends Over the Third Quarter of 2014
The price trend for Chandler homes for sale has steadily increased over the past four months. In July the average sales price was $271,600 and 415 homes sold in Chandler. During August the average home price was $275,500 with 415 homes sold. September the average prices dropped a bit to $256,700 with 396 homes sold; and in October there were 376 homes sold at an average price of $285,900. As of December 2014 there are currently 992 homes for sale which yields a 3 month supply of inventory which isn’t too bad. Chandler Homes For Sale Are Still Increasing In Value and Selling at A Pace Greater Than the Valley as a Whole
Again I am a Chandler Realtor and make it my business to study trends and facts. I look at housing prices daily and can tell you the trend in nearly every subdivision in Chandler, Gilbert, Tempe, Gold Canyon, Johnson Ranch, and most of San Tan Valley homes for sale. By the way: With the growth of San Tan Valley and national retailers racing to open stores, San Tan Valley homes for sale are some of the best investments across the board. San Tan Valley investment properties can yield a 25% return if you buy them right, lease them and sell at the right time. I am also a San Tan Valley Realtor and own 11 homes in San Tan Valley and can advise you on your acquisitions and disposition of your assets. Getting back to Chandler; in July of 2014 there were 6,562 home sales in Maricopa and Pinal Counties. The average sales price was $252,622 with an average square foot price of $120.76 per s.f. the average size of the homes sold were 1,986 square feet and the days on market for the listings were 77. Compare these July figures to all of 2014 and see for yourself how Chandler homes have done. Chandler homes for sale did much better in July 2014. There were 376 homes that sold in Chandler AZ in July for an average sales price of $277,114. The average price per square foot was $131.44 and the average size of the home sold was 2,104 square feet. The days on market were only 64 so Chandler homes for sale sold for a price of about 13% greater than the rest of the Valley. The distribution among the various subdivisions where the sales occurred was pretty even but Clemente Ranch won the day for the most homes sold. Essentially all you have to do is go to the bottom left corner of the map where the field says “Go to this city or zip code” and enter your home address or the property you are considering purchasing and click Go. Then in the top right Search Criteria select “Recent Sales” and then adjust the slider to go back 3 months and you will see all of the homes that have sold in your area. You will want to narrow the sales price as well to filter out the sales that would not be good sales comps that an appraiser would take into account. Once you have at least 6 good comps you can mouse over each one and review the size and sales price and calculate the price per square foot. You may need to zoom out a bit if you can’t find enough comps. Once you have calculated the price per square foot for each comp, Total the prices and divide them by the number of comps for an average price per square foot. Then all that is left is to adjust your home for upgrades that you believe will add value to your home. Flooring doesn’t add much value anymore since most homes have the Travertine tile but swimming pools add about $15,000 in value and gourmet kitchens can add as much as $10,000 to $20,000 as well.
